AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD LOCATED
SOUTH OF STATE HIGHWAY ROUTE 178, AND EAST
OF THE BAKERSFIELD COUNTRY CLUB.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission and City Council have held
hearings respectively, on a petition to change the land use zoning
of that certain property in the City of Bakersfield located south
of State Highway Route 178, and east of the Bakersfield Country
Club; and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the Planning
Commission herein on file, together with the reasons advanced at
the hearings for a change of zoning of said property, that a zoning
change should be authorized; and
WHEREAS, the City Council has determined and found that
this zoning ordinance is consistent with the General Plan of the
City of Bakersfield.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain property in said City, the
boundaries of which property are shown on the map hereto attached
and made a part hereof, as follows:
Changing the zoning boundaries from an
R-1 (One Family Dwelling) Zone to an
R-2-D (Limited Multiple Family Dwelling-
Architectural Design) Zone, of that certain
property in the City of Bakersfield located
south of State Highway Route 178 and east of
the Bakersfield Country Club, being more
particularly described as follows:
Commencing at the west 1/4 corner of Section
24, Township 29 South~ Range 28 East, M.D.B.
& M., thence north 89 25'52" east 2133.386
feet; thence nortb 00o06'25" west 862.547
feet to the True Point of Beginning; thence
north 80o19'56" west 182.641 feet; thence
south 00o06'25" east 177.578 feet; thence
north 80o19'56" west 441.412 feet; thence
north 00°06'25" west 560.876 feet; thence
south 89°53'35" west 186.645 feet; thence
south 57°54'52" west 299.734 feet; thence
south 71°17'00" west 213.594 feet; thence
north 18~43'00" west 185.00 feet; thence
north 71°17'00" east 200.00 feet; to the
beginning of a tangent curve, concave to
the northwest, having a radius of 300 feet;
thence northeasterly, on and along said curve,
through a central angle of 13o22'08", an arc
distance of 69.999 feet; thence north 57o54'
52" east 165.00 feet; to the beginning of a
tangent curve, concave to the southeast, having
a radius of 300.00 feet; thence easterly on
and along said curve, through a central angle
of 21°10'29", an arc distance of 110.871 feet;
thence north 10°54'39" west 427.322 feet;
thence north 61o34'33" east 112.882 feet;
thence south 86o15'02" east 288.951 feet;
thence north 74°21'22" east 251.845 feet;
thence south 88°55'52" east 271.905 feet;
thence south 00o06'25" east 1174.668 feet,
more or less to the True Point of Beginning.
Containing 22.924 gross acres.

I HEREBY CERTIFY that the foregoing ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
