Approval of minutes for Planning Commission pre-meeting of June 18, 2007 and regular Planning
Commission meeting of June 21, 2007.

4.2a Accept and File Planning Director’s Report for Administrative Review 07-0931 –
9700 Brimhall (Skarphol & Associates) located on the northwest corner of Brimhall
Road and Calloway Drive (9700 Brimhall Road).
Planning Director's Report regarding modification request to approved PCD 05-1227 and
06-0435 to modify an approved PCD plan to relocate a sump and alterations to the
parking lot including increasing the number of parking spaces on a portion of a site zoned
C-O PCD (Professional and Administrative Office - Planned Commercial Development).

4.2b Approval of Extension of Time Vesting Tentative Tract Map 6243 (Porter-Robertson
Engineering & Surveying) located within the Rio Bravo Country Club area, west of
Donaldo Street and south of Via Messina Drive.
A request for an extension of time for Phase 2 of a vesting tentative tract map containing
37 lots for single-family residential purposes on 12.92 acres zoned R-1 (One-Family

4.2c Approval of Extension of Time Vesting Tentative Tract Map 6329 (DeWalt
Corporation) located on the southeast corner of Mountain Vista Drive and Harris
Road.
A request for an extension of time for a vesting tentative tract map containing 301 lots for
single-family residential purposes, a sump lot, two canal lots, and a designated
remainder, on 162.82 acres zoned R-1 (One-Family Dwelling) and C-2 (Regional

A proposed tentative subdivision consisting of 3 parcels on 2.29 acres zoned R-S
(Residential Suburban) residential development. (Ward 1)
4.2e Approval of Planned Development Review 07-0011 (Paul Anchordoquy) located at
the southeast corner of Stine Road and Panama Lane (4815 Panama Lane).
A proposed Development Plan Review for an automobile service station with accessory
convenience market and car wash on 0.98 acres in a C-1/P.C.D. (Regional Commercial –
Planned Commercial Development) zone district. (Ward 7)
4.2f Approval of Zone Change 07-0999 (McAllister Ranch) located at the southeast
corner of Pensinger Road and Stetson Way in McAllister Ranch. (Agenda Item 5.1)

5.1 Zone Change 07-0999 (McAllister Ranch) located at the southeast corner of Pensinger Road and
Stetson Way in McAllister Ranch.
Request to change the zone from R-3/P.U.D. (Multiple-Family Dwelling/Planned Unit
Development) to R-1 (One-Family Dwelling) on 42.40 acres for purposes of single family
residential development in the McAllister Ranch Specific Plan. (Ward 5)
5.2 Vesting Tentative Tract Map 7019 (SmithTech USA) located on the west side of Buena
Vista Road, approximately ½ mile south of Panama Lane. (Environmental Impact Report
on file).
A proposed tentative subdivision containing 129 lots, including 122 single family residential lots,
1 sump lot, 1 park, and 5 landscape lots on 51.82 acres for purposes of single family
development, zoned R-1/PUD (One Family Dwelling/PUD) including a request for alternate lot
design and waiver of mineral rights signatures pursuant to BMC 16.20.060 A.1.
