A request for an extension of time for a vesting tentative tract map containing 86 lots for single-family residential purposes on 56.04 acres zoned R-1 (One-Family Dwelling) and R-1/HD (One-Family Dwelling – Hillside Development). (Ward 3) 4.2b Approval of Extension of Time for Vesting Tentative Tract Map 6390 (Delmarter and Diefel Engineering) located south of Berkshire Road, between Akers Road and Wible Road. A request for an extension of time for a vesting tentative tract map containing 13 lots for single-family residential purposes and a sump lot on 4.12 acres zoned R-1 (One-Family Dwelling). (Ward 6) 4.2c Approval of Continuance of Vesting Tentative Tract Map 7027 to December 6, 2007 (Rick Engineering) located at the southeast corner of Alfred Harrell Highway and future Old Walker Pass Road. (Negative Declaration on file) A proposed tentative subdivision containing 39 lots, including 36 single family residential lots and 3 landscape lots on 37.43 acres for purposes of single family development, zoned R-1 (One Family Dwelling) including a request for optional design, and to waive mineral rights signatures pursuant to BMC 16.20.060 A.1. PUBLIC HEARINGS – Amended Final Tract Map/Vesting Tentative Tract Maps 5.1 Amended Final Tract Map 6229, Phase 1 (Higher Ground Eng. & Land Surveying) located north of Panama Lane, west of South Allen Road (extended). A request to amend Phase 1 of a final tract map containing 26 large lots for residential, commercial, and industrial uses on 854.33 acres zoned with various residential, commercial, and drill island zones within the McAllister Ranch Specific Plan, to correct an error in the description of real property. (Ward 5) RECOMMENDATION: Approve Roll Call Vote: 5.2 Vesting Tentative Tract Map 6465 (New Vision Civil Engineering, Inc.) located on the south side of Alfred Harrell Highway, on both the east and west sides of Masterson Street. (Continued from November 1, 2007) (Hearing Open) (Negative Declaration on file) A proposed tentative subdivision containing 183 lots including: 83 single family residential lots on 15.55 acres zoned R-1 (One Family Dwelling), 91 single family residential lots on 21.55 acres zoned R-1/H.D. (One Family Dwelling/Hillside Development), 3 lots on 14.47 acres zoned R-2 (Limited Multiple-Family Dwelling), 1 lot on 2.74 acres zoned C-2 (Regional Commercial), 1 lot on 8.02 acres zoned C-O (Professional and Administrative Office), 2 open space lots contained existing drill islands on 9.83 acres zoned R-1/H.D. (One Family Dwelling/Hillside Development), and one park-staging area lot on 2.55 acres zoned OS (Open Space) plus 1 sump lot and designated remainders; for the multi-use purposes of single family residential, commercial, and office commercial development on a total of 117.63 acres, including a request for alternate lot and street design. (Ward 3) RECOMMENDATION: Approve Roll Call Vote: 5.3 Vesting Tentative Tract Map 6760 (McIntosh & Associates) located on the north side of State Route 119 (Taft Highway) between Stine Road and Ashe Road. (Continued from November 1, 2007) (Hearing Open) (Negative Declaration on file) A proposed tentative subdivision containing 32 lots, including 31 single family residential lots and one non-buildable lot on 8.92 acres for purposes of single family development, zoned R-1 (One Family Dwelling) including a request for alternate lot design, and to waive mineral rights signatures pursuant to BMC 16.20.060 A.1 by providing waivers of right of surface entry.
