NEW SERIES
AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD LOCATED
ON THE NORTHWEST CORNER OF MING AVENUE AND
MANNING STREET.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Cormnission and City Council have held
hearings respectively, on a petition to change the land use zoning
of that certain property in the City of Bakersfield located on the
northwest corner of Ming Avenue and Manning Street; and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the Planning
Commission herein on file, together with the reasons advanced at
the hearings for a change of zoning of said property that a zoning
change should be authorized; and
WHEREAS, the City Council has determined and found that
this zoning ordinance is consistent with the General Plan of the
City of Bakersfield.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain property in said City, the
boundaries of which property are shown on the map hereto attached
and made a part hereof, as follows:
Amending the zoning boundaries from an R-1
(One Family Dwelling) Zone to an R-2-D (Limited
Multiple Family Dwelling - Architectural Design)
Zone, of that certain property in the City of
Bakersfield located on the northwest corner of
Ming Avenue and Manning Street, being more
particularly described as follows:
All that portion of Section 9, Township 30
South, Range 27 East, M.D.M., being more
particularly described as follows:
Commencing at the intersection of the centerline
of Manning Street with the centerline of Caswell
Avenue as shown on map of Tract No. 3505, filed
in Book 26 of Maps, at page 52, in the office of
the Recorder of Kern County, State of California;
thence North 28°12'17" East, on and along said center-
line of Manning Street, 37.50 feet; thence north
61°47'43" west, 30.00 feet, more or less, to the
westerly line of Manning Street and the True Point
of Beginning; thence continuing north 61°47'43" west,
1215.00 feet; thence South 28°12'17" west, 205 feet;
thence south 61°47'43" east, 1195.00 feet, to the
beginning of a tangent curve, concave to the northwest,
having a radius of 20.00 feet; thence easterly, on
and along said curve through a central angle of
90000'00", an arc distance of 31.42 feet, more or
less, to a point on the westerly line of Manning
Street aforedescribed; thence north 28°12'17" east,
on and along said westerly street line, 185.00 feet,
more or less, to the True Point of Beginning.

I HEREBY CERTIFY that the foregoing ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 20th day of September, 1976, by the
following vote:
