AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD LOCATED
ON THE SOUTH SIDE OF BELLE TERRACE, 700 FEET
WEST OF STINE ROAD.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission and City Council have held
hearings respectively, on a petition to change the land use zoning
of that certain property in the City of Bakersfield located on the
south side of Belle Terrace, 700 feet west of Stine Road; and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the Planning
Commission herein on file, together with the reasons advanced at
the hearings for a change of zoning of said property, that a zoning
change should be authorized; and
WHEREAS, the City Council has determined and :found that
this zoning ordinance is consistent with the General Plan of the
City of Bakersfield.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain property in said City, the
boundaries of which property are shown on the map hereto attached
and made a part hereof, as follows:
Amending the zoning boundaries from an R-1 (One
Family Dwelling) Zone to an R-3-D (Limited
Multiple Family Dwelling - Architectural Design)
Zone of that certain property in the City of
Bakersfield located on the south side of Belle
Terrace, 700 feet west of Stine Road, being more
particularly described as follows:
That portion of the SW 1/4 of Section 2, Town-
ship 30 South, Range 27 East, M.D.B.& M., City
of Bakersfield, County of Kern, State of
California, described as follows:
Commencing at a point on the north line of said
quarter section 1106.16 feet east of the north-
west corner of said quarter section; thence
south along the west line of the parcel of land
conveyed by Mary Canaday to L. J. Teale, et al.,
by deed recorded April 2, 1946, in Book 1272,
Page 412 of Official Records, a distance of
653.04 feet, more or less, to the southwest
corner of said parcel; thence east along the
south line of said parcel so conveyed to said
Teale, et al., 800 feet to the southwest corner
of a parcel of land conveyed to Earl J. Helton
and wife by Deed recorded November 21, 1946,
Fee Book No. 43721; thence north along the
west line of said parcel so conveyed to Helton
and wife 653.04 feet, more or less, to the north
line of said quarter section; thence west along
said north line 800 feet to said point of commence-
ment.
EXCEPTING THEREFROM the right-of-way within Belle
Terrace.

I HEREBY CERTIFY that the foregoing ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 10th day of May, 1976, by the following
vote:
