NEW SERIES
AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD COMMONLY
KNOWN AS 4821 MING AVENUE.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Con~nission and City Council have held
hearings respectively, on a petition to change the land use zoning
of that certain property in the City of Bakersfield co~mnonly known
as 4821 Ming Avenue; and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the Planning
Commission herein on file, together with the reasons advanced at
the hearings for a change of zoning of said property, that a zoning
change should be authorized; and
WHEREAS, the City Council has determined and found that
this zoning ordinance is consistent with the General Plan of the
City of Bakersfield.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain property in said City, the
boundaries of which property are shown on the map hereto attached
and made a part hereof, as follows:
Amending the zoning boundaries from an R-1-CH
One Fam~l~ Dwellin~-Ch~rch~ Zone to a C-O-D
Commercial and Professional Office-Architectural
Design) Zone:
All that portion of the northwest 1/4 of Section
11, Township 30 South, Range 27 East, M.D.M. more
particularly described as follows:
Commencing at the northwest corner of said Section
11; thence south 00°34'20" west, along the west
line of said Section 540.03'; thence south 88°
46'52" east 551.39'; thence north 00°34'20" east
485.02' to the True Point of Beginning, said point
being on the south right-of-way line of Ming Avenue;
thence south 00~34'20" west, 165.00'; thence north
89°25'40" west, 100.00'; thence north 00o34'20"
east, 164.10' to a point on the south right-of-way
line of Ming Avenue; thence easterly, following
the curvature thereof, to the True Point of Begin-
ning.
EXCEPTING THEREFROM the east 1/2.
From an R-1-CH (One Family Dwelling - Church) Zone
to a C-2-D (Cormnercial - Architectural Design)
Zone:

more particularly described as follows:

52" east, 551.39'; thence north 00°34'20" east,
485.02' to the True Point of Beginning, said point
being on the south right-of-way line of Ming Avenue;
thence south 00°34'20" west, 165.00'; thence north
89°25'40" west, 100.00'; thence north 00o34'20"
east, 164.10' to a point on the south right-of-way
line of Ming Avenue; thence easterly, following
the curvature thereof, to the True Point of Begin-
ning.

I HEREBY CERTIFY that the foregoing ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 15th day of March, 1976, by the follow-
