AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE 1AND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD LOCATED
ON THE SOUTHWEST CORNER OF PLANZ ROAD AND SOUTH
CHESTER AVENUE.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission and City Council have held
hearings respectively, on a petition to change the land use zoning
of that certain property in the City of Bakersfield located on the
southwest corner of Planz Road and South Chester Avenue; and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the Planning
Com~nission herein on file, together with the reasons advanced at
the hearings for a change of zoning of said property, that a zoning
change should be authorized; and
WHEREAS, the City Council has determined and. found that
this zoning ordinance is consistent with the General Plan of the
City of Bakersfield.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain property in said City,
the boundaries of which property are shown on the map hereto
attached and made a part hereof, as follows:
Amending the zoning boundaries from an R-2-D
(Limited Multiple Family Dwelling-Architectural
Design) Zone, and a C-1-D (Limited Commercial-
Architectural Design) Zone to an MH (Mobilehome)
Zone, of that certain property in the City of
Bakersfield commonly known as the Southwest
corner of Planz Road and South Chester Avenue,
being more particularly described as follows:
That portion of the East 1/2 of Lot 3 lying
West of the center line of Chester Avenue as
said Avenue is described in a deed to the County
of Kern, recorded May 17, 1939 in Book 836, Page
375 of Official Records, in Section 18, Township
30 South, Range 28 East, M.D.B.M. in the County
of Kern, State of California, as shown on tile
Kern County Sales Map No. 1 of the lands of
J. B. Haggin filed May 3, 1880 in the Office
of the County Recorder of said Kern County.
EXCEPTING THEREFROM the following two parcels:
PARCEL #1--Beginning at the Northwest corner
of the East 1/2 of said Lot 3; thence North
89°54'50" East along the North line of said
lot a distance of 113.062 feet to the inter-.
section with the center line of Chester Avenue
above described; thence South 28022'00" East
along said centerline 519.418 feet; thence
South 61o38'00" West 211.852 feet to a point
in the Southwesterly boundary line of that
certain parcel of land described in deed
executed by H. R. Gardner et al., to William
Evert, recorded October 5, 1966 in Book 3986,
Page 320 Official Records of said Kern County;
running thence along the Westerly line of the
said Evert Parcel North 35015'28" West 248.287
feet to an angle point therein thence South
89°59'30" West 30 feet to a point in the West
line of the East 1/2 of said Lot 3; thence
North 0°00'30" West along said West line 354.72
feet to the point of beginning.
PARCEL #2--Beginning at the Northwest corner
of the East 1/2 of said Lot 3; thence North
89°54'50" East along the North line of said
lot a distance of 113.062 feet to the inter-
section with the centerline of Chester Avenue
above described; thence South 28o22'00" East
along said centerline 539.418 feet; thence
South 61o38'00" West 65.00 feet to the true
point of beginning; thence continuing South
61o39'00" West 75.00 feet; thence South 28°22'
East 105.00 feet; thence North 61038'00" East
60.00 feet to the beginning of a tangent curve,
concave to the Northwest, having a radius of
25.00 feet; thence Northeasterly along the arc
of said curve through a central angle of 36o52'
for an arc length of 16.09 feet thence leaving
said curve North 28022' West 100.00 feet to the
true point of beginning. ALSO EXCEPTING the
right-of-way for South Chester Avenue.

I HEREBY CERTIFY that the foregoing ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 2d day of December, 1974, by the follow-
ing vote:
