PLANNED DEVELOPMENT REVIEW – 5.1 Planned Development Review 07-0151 (Intertex General Contractors Inc.) located at the southwest corner of Panama Lane and Gosford Road. (Addendum to Final Environmental Impact report on file). Planned development review for an approximately 50-acre property zoned C-2/P.C.D. (Regional Commercial/Planned Commercial Development) for the development of a 580,940 square foot shopping center. (Ward 5) RECOMMENDATION: Approve Roll Call Vote: 5.2 Planned Development Review 07-1563 (Summit Engineering) located at 2280 Ming Avenue. (Categorically Exempt). Planned development review to convert a 1,540 square foot single-family dwelling with detached 2- car garage/laundry room and 910 square foot shop building to a 1,665 square foot office building with 1,375 square feet of storage space and eight off-street parking spaces in a C-O/P.C.D. PUBLIC HEARINGS – Vesting Tentative Parcel Maps/ Vesting Tentative Tract Maps/Zone Change 6.1 Vesting Tentative Parcel Map 11784 (Porter and Associates) located at the northeast corner of Brimhall Road and Jewetta Ave. (Negative Declaration on file). A proposed tentative subdivision containing five parcels on 6.51 acres for purposes of commercial development zoned C-1 (Neighborhood Commercial) including a request for waiver of mineral rights signatures pursuant to BMC 16.20.060.A. (Ward 4) RECOMMENDATION: Approve Roll Call Vote: 6.2 Vesting Tentative Tract Map 7105 (Stantec Engineering) located on the southeast corner of Taft Highway and Buena Vista Road. (Environmental Impact Report on file). A proposed tentative subdivision containing seven large lots for large lot conveyance purposes on 216.80 gross acres for future single-family and limited multiple family development, zoned R-1 (One Family Dwelling) and R-2 (Limited Multiple Family Dwelling) including a request to waiver mineral rights signatures pursuant to BMC 16.20.060 A.1. (Ward 5 upon annexation). RECOMMENDATION: Approve Roll Call Vote: 6.3 Vesting Tentative Tract Map 7126 (Pinnacle Civil Engineering Inc.) located on the south side of Auburn Oaks Drive, approximately ¼ mile east of Fairfax Road. (Categorically Exempt). A proposed tentative subdivision containing one lot on .33 acre for purposes of conversion of an existing four-unit apartment complex into condominiums, zoned R-2 (Limited Multiple Family Residential) and waiver of mineral interests signatures pursuant to BMC 16.20.060 B. (Ward 3) RECOMMENDATION: Approve Roll Call Vote: 6.4 Zone Change 07-0898 (Rick Engineering Company) located on the northwest corner of Olive Drive and Renfro Road, south of Seventh Standard Road, east of Santa Fe Way. (Environmental Impact report on file). Various zone change requests within the Rosedale Ranch area to establish 5 DI (Drill Island) zoned. The zone change requests consists of: two zones changes from C-2/P.C.D. (Regional Commercial/Planned Commercial Development) zone to DI zone of 5.01 acres and 5.00 acres for a total of 10.01 acres; from R-1/P.U.D. (Single Family Residential/Planned Unit Development) zone to DI zone on 5.0 acres; from R-1 (Single Family Residential) to DI zone on 5.01 acres; and from M-1 (Light Manufacturing) zone to DI zone on 5.0 acres.
