Administrative Review of a request to add two new product lines of single family home

(McIntosh & Associates) located west of Calloway Drive, between Stockdale
Highway and the Kern River. (Environmental Impact Report on file).
To amend the Conditions of Approval for General Plan Amendment 00-0291 (Riverwalk
Commercial Center). Amend Condition No. 19b to increase the limit on a single individual
retail space from 100,000 square feet to 140,000 square feet. Amend Condition No. 28 to
allow additional access to the site from Stockdale Hwy with an additional signalized
intersection approximately 1200 feet west of Old River Road. (Ward 4).

5.1 Vesting Tentative Tract Map 7093 (Stantec Consulting Inc.) located on the north side of

A proposed vesting tentative tract map for single family residential purposes containing 300 lots,
including 293 (single-family) residential lots, 1 sump lot, 3 park lots and 3 landscape lots on
107.54 gross acres for purposes of single family development, zoned R-1 (One Family Dwelling)
and R-1-CH (Single Family Residential, Church Overlay) including a request for alternate lot
design, and request to waiver mineral rights signatures pursuant to BMC 16.20.060. A.1.

To change the land use designation from LR (Low Density Residential) to GC (General
Commercial) on approximately 20 acres and a zone change from R-1 (One Family Dwelling) to C-
2/PCD (Regional Commercial/Planned Commercial Development) on the same 20 acres. In
addition, the project includes the review of the preliminary development plan for the proposed
PCD combining zone for a 137,609 square foot commercial center. (Ward 6).
