HomeMy WebLinkAboutTS-2 DocumentationMAINTENANCE DISTRICT TS-2 LEGAL DESCRIPTION A parcel of land situated in the City of Bakersfield, County of Kern, State of California, being a portion of Section 20, T 29 S, R 27 E, M.D.B. & M., and more particularly described as follows: Beginning at the southeast corner of said Section 20, being the intersection of the centerline of Coffee Road and a line 25 feet south of and parallel to the centerline of Rosedale Highway; THENCE (1) North 89E 08' 13"West along the south line of said Section 20, also being a line 25 feet south of and parallel to the centerline of Rosedale Highway, a distance of 2644.50 feet, more or less, to the south 1l4 corner of said Section 20, and the southerly prolongation of the centerline of Main Plaza Drive; THENCE (2) North OOE 27' 02" East along the centerline of Main Plaza Drive and southerly prolongation thereof, a distance of 1239.21 feet to the intersection of the centerline of Granite Falls Drive; THENCE (3) South 89E 32' 58" East, along the centerline of Granite Falls Drive, a distance of 494.27 feet to the beginning of a tangent curve concave to the north, having a radius of 1000.00 feet, from which radial point bears North OOE 27' 02" East; THENCE (4) Easterly along said curve through a central angle of 11 E 07' 38", an arc distance of 194.21 feet; THENCE (5) North 79E 19' 24" East, a distance of 672.97 feet, to the beginning of a tangent curve concave to the south with a radius of 1000.00 feet, from which radial point bears South 10E 40' 36" East; a THENCE (6) Easterly along said curve through a central angle of 24E 35' 53", an arc distance of 429.32 feet; THENCE (7) South 76E 04' 43" East, a distance of 442.64 feet, to the beginning of a tangent curve, concave to the north with radius of 1000.00 feet, from which radial point bears North 13E 55' 17" East; EXHIEIT "A" S THENCE (8} Easterly along said curve through a central angle of 18E 43' 11", an arc distance of 326.72; THENCE (9} North 85E 12' 06" East, a distance of 116.21 feet, to intersect the east line of said Section 20; THENCE (10) South OOE 26' 11"West along said east line, a distance of 1282.41 feet to theTRUE POINTOF BEGINNING. The amount to be assessed to each parcel is calculated as follows: (1 } Calculate the total number of trips generated by each building using the City Average Daily Trips (ADT) rates. (2) Add the total number of trips (1) of all buildings in each parcel. (3) Add the total number of trips (2) of all buildings in all parcels. (4) Divide the total number of trips of each parcel (2) by the total number of trips in all parcels (3}. This is the proportionate share of the total assessment for each parcel. . (5) Multiply the result of (4) times the total cost of the district for each parcel. This is the amount to be assessed to each parcel. * Since Rosedale Highway is a state highway, the state pays 2/3rds of the cost of the signal and the district pays 1 /3rd. Assessment amounts will vary during the initial development of the shopping center. Since only the developed parcels will generate traffic using the signalized intersection,. those parcels will be responsible for the entire cost.
