5.1 Vesting Tentative Tract Map 7152 (McIntosh & Associates) located at the Northeast corner
of South Fairfax Road and East Wilson Road. (Negative Declaration on file)
A proposed tentative subdivision containing 176 lots, including 171 single family residential lots, 1
sump lot, and 4 landscape lots on 40.23 acres for purposes of single family development, currently
zoned R-1 (One-Family Dwelling) including a request for alternate lot design and waiver of mineral
rights signatures pursuant to BMC 16.20.060 A.1 because the owners of the mineral rights estate
have waived their right of surface entry in a recorded document. (Ward 1 upon annexation)

Declaration on file).
To change the zone from A (Agriculture) to C-O (Professional and Administrative Office) on the
same 6.2 acres. The proposal is to accommodate the development of Office Commercial uses.
The proposal also involves the annexation of the 6.2-acre site to the City of Bakersfield. (Ward 4
upon annexation)
