As it applies to Fire Sprinkler Requirements
Purpose: To determine if the Panama &Ashe Cluster Program will require fire sprinklers based on CFC, CBC and
Municipal codes.
Scope: The determination is based on the plans submitted by Castle and Cooke, Inc. Bakersfield, CA for this
specific project because of its unique lot configuration and the proximity of structure to each other.
Description: The proposed project consists of six dwelling plans per cluster. The dwellings range from
approximately 1457 sq. ft. to 1926 sq. ft. in size. The dwellings set on lots which are arranged in a horseshoe pattern
with a common driveway approach approximately 24 ft. in width. It is unknown if the yard areas are common or
private. The spacing varies but in most cases is less than 20 ft. between buildings. There would be approximately
81 units built for this project on 9.88 acres or 8.2 DU(AC.
Definitions:
CFC
Apartment House is any building or portion thereof that contains three or more dwelling units and, for the purroose
of this code, includes residential condominiums.
Condominium is a building or complex in which units of property, such as apartments, are owned by individuals
and common parts of the property, such as the grounds and building structure, are owned jointly by the unit owners.

1003.2.9 Group R, Division 1 Occupancies. An automatic sprinkler system shall be installed throughout every
apartment house three or more stories in height or containing 5 or more dwelling units, every congregate residence
three or more stories in height or having an occupant load of 11 or more, and every hotel three or more stories in
height or containing 6or more guest rooms. Residential or quick- response standard sprinklers shall be used in the
dwelling units and guest room portions of the building.

Bakersfield Municipal Code:
15.64.330 Section 1003.2.2 amended-Sprinkler systems-Required installations.
Section 1003.2.2, Sprinkler Systems-Required Installation, of the Uniforni Fire Code is amended to read as follows:
An automatic sprinkler system shall be installed throughout all new buildings where the area exceeds (10,000)
square feet, area separation walls not withstanding. To be classed as another building for the pumose of this
subsection. the exterior wall must be separated b twenty (20) feet from the exterior wall of another building.
Unenclosed overhangs, balconies, azcades and the like may encroach a maximum of three (3) feet from each exterior
wall, or assumed exterior wall line. (Ord. 4107 § 1 (part), 2003: Ord. 3913 § 1 (part), 1999)
Recommendation: This project contains dwellings which are within 20 ft of each other, having common grounds;
therefore, I would recommend that we do require fue sprinklers throughout the dwellings.
