Your plans are conditionally approved as per Section 17.53.050 of the Municipal Code. The conditions governing your site plan review are broken into three categories: "A'l CONDITIONS: This category contains conditions that require specific changes be made to your plans. These plan changes must be done to your b~ilding plans ~rior ~o submittal to the Buil~ing Departmen~. WAR~ING, i~ your plans have not been corrected, as required, they will be placed on IIHOLD" and ALL plan checking will halt until corrected plans have been sub- mitted to the Building Department. Show compliance with all handicap requirements as per State Code. (Building) 3. Provide utility plans showing location of existing utility lines (gas, water, sewer). (Building) 4. Indicate adequate fire protection of any structure over public right- of-way as per 19B5 Uniform Building Code. (Building) 5. Show how the site is to be drained. Include existing or proposed elei vations and pavement slopes. (Building) 6. Show proposed connection(s) to a public sewer. (Engineering Services) 7. Show one, 6' x B' refuse bin location as shown on attached plans. (Sanitation) , "B" CONDITIONS - CONDITIONS REQUIRING IMMEDIATE ATTENTION 1. Contact Building Department for any proposed signage. Review does not include signage. A separate permit is required for all new signage, including construction signs. (Building) 2. A Parcel Map Waiver is required to eliminate old lot lines from the subject parcel unless you can provide documentation proving that this parcel was legally created prior to March 4, 1972, and resulted from a division of land in which fewer than five parcels were created. (Planning) 3. Provide a floor plan of the existing clinic and medical lab to justify the deductions taken for parking purposes. (Planning) 4. It appears that a part of the building hangs over the right-of-way, line. An encroachment perit will be required for this. Engineering) "C" CONDITIONS - MISCELLANEOUS AND INFORMATIONAL CONDITIONS 1. All streets and access roads to and around any building under con- struction must be at least 20 feet of unobstructed width and graded to prevent ponding at all times. Barricades must be placed where ditches and barriers exist in roadways. Emergency vehicle access must be reliable at all times. (Fire) 2. A final soils report shall be submitted and approved prior to issuance of building permit(s). (Building)
