Regular Meeting January 15, 2009 - 5:30 p.m.

4.2a Approval of Revised Comprehensive Sign Plan No. 08-1717 (Donahue

and Associates)

The public hearing is opened. Staff requested continuance of item 4.2a to the
February 5th meeting and Roland Vanderbilt with Porter and Associates requested
removal of item 4.2c, regular agenda item number 5.2.
Commissioner Blockley moved, seconded by Commissioner Stanley, to approve
the Public Hearing Items on the Consent Calendar, with the exception of the
continuance of item 4.2a& removal of 4.2.c.
Motion carried by the following roll call vote:
AYES: Commissioners: Johnson, McGinnis, Stanley, Blockley

5. PUBLIC HEARINGS—VESTING TENTATIVE PARCEL MAPS/TENTATIVE PARCEL MAPS
5.1 Vesting Tentative Parcel Map 11456 (Delmarter and Deifel)
Heard on Consent.
5.2 Tentative Parcel Map 11846 for Condominium Purposes(Porter and Associates)
Public hearing opened, staff report given. Staff referenced two memorandums, one dated January
9th and the other dated January 15th from the planning department that need to be referenced in the
Pre-Meeting Minutes of Planning Commission—January 15, 2009 Page 2
motion for approval. This property is 18 parcels, 15 actual buildable, on 19 acres and is zoned Z-2
(General Commercial), typical lot size is 33,000 square feet. It is a difficult site to develop because
there are PG&E tower lines, the Westside Parkway freeway alignment and the Cross Valley Canal
alignment running through the property. Therefore, the linear shape of the property shows
parking and drive aisles in the middle and parcels and parking on either side of it. Staff is
recommending approval.
Roland Vandervalk with Porter and Associates, representing the developer, spoke in favor of staff's
recommendation and stated that they wish to analyze the new condition, 1.1, in how it affects the
site plan. He wants the opportunity to discuss the new condition with the fire department and public
works to see if there is an alternate way to satisfy this condition and requested a continuance.
Public hearing closed. Commissioner Johnson requested a continuance to February Stn
Commissioner Stanley moved, seconded by Commissioner Blockley, to continue the Public
Hearing Item 5.2 to the February 5th Planning Commission meeting.

6. COMMUNICATIONS:

7. COMMISSION COMMENTS:
Commissioner McGinnis asked staff for an update regarding a joint City/County meeting. Staff responded
that the next joint meeting is tentatively scheduled during the next general plan update process in March
and the city is currently awaiting finalization on the public input process and constraints and opportunities
documents, the Commission will receive these two documents to reveiw with regard to community input
and infrastructure analysis on how to support the new general plan.
