Considering your special circumstances, existing building conditions, and the process in obtaining the encroachment permit from the Public Works Department, the Building Department is willing to agree to the following construction & permit schedule as described below: 1. Upon receipt and approval of construction documents and handicap hardship by the Building Department from your engineer and/or architect, the door opening between the two buildings can be installed and the existing building space can be occupied as conference room and/or office space and utilized. Construction documents must include the detail ramp design and all tenant improvement items completed at the existing building: i.e., kitchen & bathroom remodel, T-bar ceiling installation, etc. The handicap ramp is the only handicap improvement to be required under this review and depicted in Handicap Hardship requests. In addition, I discussed the encroachment permit issues related to the proposed ramp with Ms. Marian Shaw and Bob Wilson of the Public Works Department and obtained their tentative agreement for granting 4'-6" encroachment onto the public right of way (Please refer to the attached site plan depicting the encroachment area and a copy of Application for Encroachment Permit). Staff also intends to assist your engineer/architect with the ramp design as well as expediting the plan check process for the project (Refer to the ramp design detail per the 2007 CBC).
